Shravan Parsi hails from Hyderabad, India, where he grew up in a family that valued education and perseverance. His father, though living with a mild disability, became one of the top medical doctors in Hyderabad. This early example shaped his outlook and taught him discipline and steady effort to create the foundation for success.
As a student, he was curious and wanted to connect with the larger world. In seventh grade, he changed schools to study English and expand his opportunities. After junior college, when he was not admitted to medical school, he pursued a bachelor’s degree in pharmacy at Manipal. Known as an international university town and one of India’s top schools, Manipal gave him both academic exposure and a global perspective. During this time, Shravan planned to launch a pharmaceutical and biotech company one day.
After earning his undergraduate degree, Parsi continued his education in the United States. He gained admission to St. John’s University in New York with a scholarship covering most of his tuition. At St. John’s, he completed a master’s in pharmaceutics and industrial pharmacy while also serving as a teaching assistant in the compounding pharmacy lab. The experience taught him to balance academic rigor with professional responsibility.
He began his professional career as a pharmaceutical scientist. He worked with Schering-Plough (now Merck) in New Jersey at their global headquarters, and later with DPT Labs and Health Point in San Antonio, Texas. He contributed to the development of multiple OTC and prescription drugs, including a patented antiseptic drug targeting hospital-acquired infections and a wound care therapy developed for the US military. These experiences strengthened his expertise in product development and reinforced his approach to data-driven decision-making.
Even while advancing in his scientific career, he developed a strong interest in real estate. While working full-time, he purchased his first single-family home, often spending evenings managing renovations or coordinating with tenants. The projects became profitable, eventually encouraging him to leave laboratory work and focus on entrepreneurship full-time.
He established American Ventures, a real estate investment and development firm in Austin, Texas. The company focuses on multifamily, mixed-use, commercial, and hospitality properties, with a mandate in value-add acquisitions and thoughtful development. Under Shravan’s leadership, American Ventures has acquired or developed more than 4,000 units across $450MM in assets. From 2018 to 2022, he oversaw the exit of more than 3,500 units as general partner, achieving a weighted average internal rate of return (IRR) of 31.6% on managed exits.
Shravan’s approach to acquisitions blends discipline with innovation. He has personally guaranteed millions in loans, including a 40-year HUD loan at a fixed interest rate of 2.96% for a multifamily development near Dallas-Fort Worth. To secure the project, he wired personal funds ahead of investor capital. The property reached 90% occupancy within its first year of completion.
Shravan Parsi's strategic vision extends to off-market opportunities and partnerships. After interviewing multiple global hospitality groups, he sourced a site on Austin’s South Congress Avenue and brought in the Marriott Tribute brand. He assembled over 100 acres in San Marcos for the East Village mixed-use project and more than 60 acres in Elgin along the highway for future development. He has raised money from more than 250 high-net-worth individuals (HNWIs), family offices, and private equity firms, while partnering with institutional investors, including Goldman Sachs and Carlyle. His ability to earn repeat investments reflects both credibility and performance.
