Common Mistakes First-Time EV Charging Station Investors Make

A first-time investor in Pune leased a cheap corner plot as the landlord was desperate for any tenant. The DC charger looked impressive at the inauguration. Six months later, sessions had trickled to a trickle, the transformer invoice had eaten the contingency and the gun was often dead in the app reviews. The hardware was not the issue. The underwriting was. That pattern is common enough today to be its own category: Common Mistakes First-Time EV Charging Station Investors Make.

  1. INVESTOR PLAYBOOK · INDIA Common Mistakes FirstTime EV Charging Station

Investors Make A practical underwriting playbook for choosing sites, sizing chargers, and protecting the first cheque. Based on SpiderEV’s original article.
  2. 02 UNDERWRITING THESIS 01 · WHY SITES FAIL The hardware

is visible. The underwriting decides whether it works. 01 Cheap land can become expensive per session Drivers still need a reason to stop. 02 Utilisation is the hidden risk Most public-charger utilisation in India is described as below 10 percent, while offline chargers compound the problem. 03 The asset is the working site Traffic, power, uptime, software, and repeat demand matter more than the charger sitting on the pavement. SO WHAT Underwrite sessions and operating reality before you underwrite hardware.
  3. 03 02 · FIVE MISTAKES PRE-COMMIT CHECK Five expensive mistakes

to catch before ordering a charger 01 02 03 04 05 Cheap land Wrong speed Early lease Brochure demand No reserve Choosing land because it is cheap. Matching charger speed to brochure appeal instead of dwell time. Signing a lease before DISCOM feasibility. Underwriting brochure utilisation instead of a stress case. Commissioning hardware without an uptime reserve. The quick test: write the site thesis and operating reserve before approving capex. GATE If the thesis is not written, the capex is not ready.
  4. 04 SITE · SPEED MISTAKES 1–2 1–2. Traffic first; charger

speed second Site Existing dwell beats isolated parcels, dark service roads, and unused corners. Why drivers stop Food, fuel, work, shopping, sleep, or fleet operations. Speed DC fits highways and fuel retail. AC fits offices, hotels, housing, and long stays. Malls often need both. Rule · match kW to the stop the site already has. DECISION Choose the stop before choosing the charger.
  5. 05 POWER FEASIBILITY MISTAKE 3 3. Power feasibility belongs before

the lease 01 02 03 Capacity Upstream work Written view Load sanction and a dedicated EV meter can take one to three months. Transformer or hightension work can take longer. Fast-DC sites may need several lakhs. Get available capacity, service-line cost, and energisation timing before signing land. First-timer trap: surprise HT upgrades of ₹5 lakh or more. GATE No written DISCOM view, no lease.
  6. 06 UTILISATION CASES MISTAKE 4 · EXHIBIT 01 4. Model

utilisation like an investor, not a brochure Build three cases: stress at 5%, basis at 10–12% for a credible site, and upside only with amenity, fleet, or corridor evidence. Public usage is described as below 10% on most chargers, with some oil-marketingcompany networks around 1%; standalone break-even commentary is closer to the mid20s to low-30s percent range. SOURCE · SpiderEV’s original article UNDERWRITING UTILISATION CASES Utilisation (%) 25 20 10Basis floor: 10 0 11 5 Stress Basis Case RULE The base case must be earned by the site; upside cannot rescue weak demand. Upside
  7. 07 OPERATING PRODUCT MISTAKES 5–6 5–6. Uptime and software are

part of the product Offline pins are operational failures Hardware failure, theft, monsoon damage, payment failure, voltage fluctuation, or slow spare-parts response. Protect revenue with a reserve AMC, spare gun, remote monitoring, a 24-hour ticket route, and a public uptime goal. An annual maintenance contract is described at ₹15,000–50,000. Make the charger observable Use OCPP-ready hardware and a real charging-station management system for live status, remote reset, tariff control, idle fees, and settlement. PRODUCT A charger that cannot report, reset, and settle is not a complete product.
  8. 08 LIVE SITE ECONOMICS MISTAKES 7–10 7–10. Four ways a

live site still loses money Subsidy Rent Treat PM E-Drive and state schemes as conditional upside, never base-case cash before eligibility and timing are documented. Prefer revenue share, a fit-out window, or a session-linked floor over full fixed rent from day one. Hardware Bays Specify BIS-aligned equipment, standard connectors, and the right to change network software. Enforce idle fees, cameras, security alignment, and clear paint so four sessions do not replace twelve. CONTROL Each line item needs a contract, operating rule, or documented assumption.
  9. 09 DEMAND EVIDENCE MISTAKE 11 11. Build where EVs are

already a fleet A “white space” map is not demand evidence. The first cheque should follow cars already operating: corridor traffic, local fleets, workplaces, hotels, housing, and destinations with repeat dwell. Coverage may be a policy goal, but investors still need a credible path to sessions. Use the SpiderEV station locator as one input to map the competitive context, not as a substitute for local counts. RULE Follow existing fleet behaviour, then use maps to understand the competitive context.
  10. 10 STOP OR UNDERWRITE PRECOMMIT TEST · CLOSE The precommit

test: if two rows apply, stop and re-underwrite Mistake Year-one symptom Financial effect Investor correction Cheap isolated land Empty bays Low-single-digit utilisation Existing dwell AC on highway Drivers leave quickly Sessions never appear Match kW to stop Lease before DISCOM Energisation slips 8–16 weeks Interest and idle contractor cost Written feasibility No O&M reserve Gun offline Revenue falls faster than rent AMC + spare gun Subsidy in base case Cash waits on portal Working-capital squeeze Zero-subsidy model Fixed rent day one Rent exceeds gross margin Shutdown or renegotiation Revenue share or holiday Low utilisation reduces maintenance; poor maintenance reduces utilisation. Break that loop before it becomes the operating model. STOP If two rows apply, stop and re-underwrite before the first cheque.
