  2. 2 King Edwards Medical Group Overview of Site This site

    has been providing Healthcare for over 100 years. The current GPs have always sought to improve and enhance the services being provided, resulting in a number of innovations and community awards over the last 20 years. The site is in freehold ownership by the Practice and provides a Health Centre with supporting Health and Welfare services in accordance with their agreements with the NHS. The Practice would like to maintain and expand their service provision on this site, but are aware the current building is now in need of improvements to maintain a contemporary provision of healthcare services. The proposals include replicating the existing provision of services, upgraded to meet current NHS guidelines, and enhancing the service provision by incorporating a Pharmacy to the street front and additional clinical treatment services. Benefits The Practice wish to maintain and increase their service provision in light of the Gascoigne East redevelopment being undertaken. We believe maintaining a modern Health Centre on this site would complement the redevelopment, incorporating it into a hub of public services, including local schools, being incorporated into this part of the neighbourhood.     Assessment of Context The corner site forms a prominent focal point in the streetscape viewed along King Edwards Road and Ripple Road. The area of the site is approx. 600m2 including 50m of street frontage to King Edwards Road and St Margarets. The street frontage will be developed with consideration to two possible scenarios: The neighbouring land will remain as existing. The neighbouring land will be approved for redevelopment with reference to the recent Planning Application. The massing and roof lines have been developed to relate to both possible scenarios. We have not indicated materials as part of the enquiry, although materials and fenestration will be chosen to reflect the architectural language of the proposed developments currently under construction in the neighbourhood. We believe this project gives us the opportunity to enhance the sites relationship to its streetscape. The GPs were keen to introduce a Pharmacy into the development providing a shopfront to King Edwards Road which will enhance the relationship between the street and the site. The prominent corner site has given us the opportunity to articulate the corner as a focal point, both for access to the Surgery and as a reference point to the neighbourhood.
  4. 4 King Edwards Medical Group Building Use and Scale Due

    to the long-standing historical use of this site for providing healthcare, it is appropriate to maintain this use on the site and the expected increase in local population justifies the provision of additional related services. This is something the GPs wish to provide and the NHS are keen to encourage. The density of residential accommodation has been influenced by the recent Planning Application made for the site and surrounding area. The 4 stories and penthouse level are similar to the proposals submitted for this corner of the site. Landscaping and Access The redevelopment of the street level will be suitable for all pedestrians, minimizing obstructions and has been developed with the principals of Secure by Design to provide an inviting but safe and secure environment. The location has excellent links to public transport and is ideally suited to for the building service requirements. The existing provision of 12no car park spaces will be maintained with the addition of disabled staff parking and an ambulance bay. The development will work whether St Margarets is retained as a vehicular road or developed as a pedestrian-priority space as indicated on the current Planning Proposals. Sustainability We have developed the project using the principals of BREEAM, incorporating suitable facilities to encourage the use of public transport and cycling by building users.
