  12. History  of  Apartments  &  Loan 2002   Church  acquired  

    apartment  complex  for   $6M  with  cash  raised   during  NS  campaign. 2002-­‐2009   Apartments  generated   ~$4M  free  cash  flow   and  used  for  campus   building  and   maintenance  projects. 2009   Upon  completion  of   building  projects,   construction  bridge   loan  was  refinanced   into  a  long-­‐term  $8.1M   loan,  secured  by   church  assets,   primarily  the   apartment  complex. 2011   Church  refinanced  the   long-­‐term  loan  into  a   fixed  interest  rate  loan   at  5%  with  a  $5M   balloon  payment  due   in  2021. 2012   Interest  rate   renegotiated  to  4%. 2015-­‐16   Elder  Board  asked  LLC   Committee  and   Finance  Ministry   Leadership  Team  to   review  current  loan   terms  and  make  a   recommendation  for   future  steps.
